What rent could your home earn?
A first estimate from the homes we are letting in your community.
Estimated rent
- Rent per sq ft used
- Homes compared
- Full management, from 5% a year
An estimate from the rents on our books, not a market appraisal. Our leasing desk confirms the asking rent after a short visit and tells you how quickly similar homes let.
Sample listings for the demo: the estimate uses the asking rents of homes on our books in the community, or in similar communities when we have too few. It is not a valuation and not financial advice.

How can I let my home with Richmond?
In three ways. Tenant search: we find and check the tenant, prepare the contract and register it with Ejari, and you manage the home afterwards. Full management: everything in tenant search, then the rent, repairs, renewals and inspections, with a statement every month. Holiday homes: furnished short stays with the holiday-home permit, cleaning, guest messages and pricing that follows the season.
What are the fees?
Tenant search is usually 5% of the annual rent plus VAT, paid by the tenant. Full management is from 5% of the annual rent plus VAT a year. Holiday homes take a share of the booking income, agreed for each home. Ejari registration is about AED 220, and the tenant’s security deposit (5% of the annual rent, 10% if furnished) is held for you. Sample fees for the demo; the letting agreement sets the terms.
What happens from the appraisal to the keys?
A short visit and an asking rent set against what tenants signed nearby; photography, the advertising permit and the portals; viewings, checks and references, with you approving the tenant and the cheques; the tenancy contract, the deposit and Ejari; then a move-in inspection with photographs, the keys and the utilities transferred.
Which documents do you need from me?
A copy of the title deed, passport and Emirates ID copies for every owner, Form A (our letting agreement, which also gives us the advertising permit), the DEWA account number so the tenant can connect, and the keys, access cards and parking allocation.
How quickly will my home let?
A well-presented home at the right rent in an established community often lets within two to four weeks. We tell you what similar homes took before we list.
How many cheques should I accept?
Tenants often ask for four cheques a year; fewer cheques usually mean a higher rent. We set out the trade-off and you decide.
Can the rent be raised at renewal?
Increases at renewal follow Dubai’s rent index and need notice before the contract ends. We check what the index allows for your home.
Can you manage it while I live abroad?
Yes. Most owners we manage for live outside the UAE. Statements and rent transfers arrive each month.
