FAQ

How does selling with Richmond work?

An advisor from our secondary desk visits and gives you a written price. You sign Form A, the listing agreement, and we obtain the advertising permit from the Land Department. We market the home, qualify every buyer, show it and bring you each offer in writing. Buyer and seller then sign Form F, the deposit is held, and the sale completes at the trustee office with the developer’s NOC and the title deed in the buyer’s name.

How will you market my home?

Our in-house studio photographs and films it. Every advertisement carries its DLD permit and Madmoun QR code and runs on the main portals. Buyers registered in our CRM for your community hear about it the day it is listed, it goes out in our Friday newsletter, and the right homes travel to our roadshows in Istanbul, Baku and Bergen. If you prefer a quiet sale, we show it to qualified buyers only.

Which documents do I need?

The title deed (or the Oqood certificate for an off-plan home), passport and Emirates ID copies for every owner, Form A, the service charge clearance for the developer’s NOC, a mortgage liability letter from your bank if the home is mortgaged, and a power of attorney only if you will not attend the transfer.

What does selling cost?

The developer’s NOC costs about AED 500 to 5,000. If the home is mortgaged, your bank charges its settlement and release fees. The agency fee is usually 2% plus VAT and the transfer fee 4% plus AED 580; both are usually paid by the buyer. These are typical figures for the demo; your advisor confirms the costs in writing.

How long does a sale take?

Well-priced homes in established communities often find a buyer within weeks. From the signed MOU, a cash sale usually transfers in two to four weeks, and a sale with a mortgage in four to eight.

Can I sell a home that is still mortgaged?

Yes. The buyer’s funds settle your loan at the transfer and the bank releases the mortgage the same day. We arrange the liability letter and the release with your bank.

Can I sell an off-plan home before handover?

Often yes, once the developer’s threshold has been paid. Our guide to reselling before handover explains the rules and the costs.

Do I need to be in Dubai?

No. Form A and the MOU can be signed electronically, and a power of attorney lets a representative attend the transfer.
